  • Acquire land, develop asset from the ground up, lease up and sell at a premium

  • 3–5 year investment period

  • Target IRR Range: 16–20%

Value-Add

  • Acquire existing cash flowing assets, reposition, and sell at a premium

  • 1–4 year investment period

  • Target IRR Range: 10–15%
